Ordinary heart cells become 'biological pacemakers' with injection of single gene

Dec. 16, 2012 ? Cedars-Sinai Heart Institute researchers have reprogrammed ordinary heart cells to become exact replicas of highly specialized pacemaker cells by injecting a single gene (Tbx18)-a major step forward in the decade-long search for a biological therapy to correct erratic and failing heartbeats.

The advance will be published in the Jan 8 issue of Nature Biotechnology and also will be available on the journal's website.

"Although we and others have created primitive biological pacemakers before, this study is the first to show that a single gene can direct the conversion of heart muscle cells to genuine pacemaker cells. The new cells generated electrical impulses spontaneously and were indistinguishable from native pacemaker cells," said Hee Cheol Cho, PhD., a Heart Institute research scientist.

Pacemaker cells generate electrical activity that spreads to other heart cells in an orderly pattern to create rhythmic muscle contractions. If these cells go awry, the heart pumps erratically at best; patients healthy enough to undergo surgery often look to an electronic pacemaker as the only option for survival.

The heartbeat originates in the sinoatrial node (SAN) of the heart's right upper chamber, where pacemaker cells are clustered. Of the heart's 10 billion cells, fewer than 10,000 are pacemaker cells, often referred to as SAN cells. Once reprogrammed by the Tbx18 gene, the newly created pacemaker cells -- "induced SAN cells" or iSAN cells -- had all key features of native pacemakers and maintained their SAN-like characteristics even after the effects of the Tbx18 gene had faded.

But the Cedars-Sinai researchers, employing a virus engineered to carry a single gene (Tbx18) that plays a key role in embryonic pacemaker cell development, directly reprogrammed heart muscle cells (cardiomyocytes) to specialized pacemaker cells. The new cells took on the distinctive features and function of native pacemaker cells, both in lab cell reprogramming and in guinea pig studies.

Previous efforts to generate new pacemaker cells resulted in heart muscle cells that could beat on their own. Still, the modified cells were closer to ordinary muscle cells than to pacemaker cells. Other approaches employed embryonic stem cells to derive pacemaker cells. But, the risk of contaminating cancerous cells is a persistent hurdle to realizing a therapeutic potential with the embryonic stem cell-based approach. The new work, with astonishing simplicity, creates pacemaker cells that closely resemble the native ones free from the risk of cancer.

For his work on biological pacemaker technology, Cho, the article's last author, recently won the Louis N. and Arnold M. Katz Basic Research Prize, a young investigator award of the American Heart Association.

"This is the culmination of 10 years of work in our laboratory to build a biological pacemaker as an alternative to electronic pacing devices," said Eduardo Marb?n, MD, PhD, director of the Cedars-Sinai Heart Institute and Mark S. Siegel Family Professor, a pioneer in cardiac stem cell research. A clinical trial of Marb?n's stem cell therapy for heart attack patients recently found the experimental treatment helped damaged hearts regrow healthy muscle.

If subsequent research confirms and supports findings of the pacemaker cell studies, the researchers said they believe therapy might be administered by injecting Tbx18 into a patient's heart or by creating pacemaker cells in the laboratory and transplanting them into the heart. But additional studies of safety and effectiveness must be conducted before human clinical trials could begin.

Candidates for Jackson seat vie for party backing

CHICAGO (AP) ? More than a dozen Democratic candidates went before Chicago-area party officials Saturday to try to win their endorsement for former U.S. Rep. Jesse Jackson Jr.'s seat ? and the campaign war chest that comes with such backing.

Among the candidates who could be chosen when Cook County Democratic officials cast their votes later Saturday are state Sen. Donne Trotter, who was recently arrested for carrying a gun into Chicago's O'Hare International Airport, and former U.S. Rep. Debbie Halvorson, who lost a primary challenge to Jackson earlier this year.

When Trotter was interviewed Saturday, none of the committee members asked him about the gun charge.

"I guess that's their way of saying that this is not an issue and ... that they're more concerned about other things that directly affect the district," said veteran Democratic consultant Delmarie Cobb, who sat in on the sessions.

In a sign that he was in serious contention, Trotter's question and answer session lasted twice as long as others.

"It was also clear that he had the support," Cobb said. "I don't know that he has the majority support, but he certainly had the support."

She added that in her own view it would be better for the party to opt for an open primary rather than endorse a candidate facing a felony charge and risk embarrassment if his legal troubles worsen.

The 2nd Congressional District, mostly in Cook County, is heavily Democratic. With the primary set for Feb. 26 and the general election on April 6, candidates will need to pull together money and volunteers much quicker than usual ? something with which the party can help.

But Don Rose, a longtime analyst of Chicago politics, said voters in the district haven't always supported the candidate backed by the party.

Each committee member's vote is weighted based on how many votes were cast in that person's ward or township in the last election. If no one wins the majority of the weighted votes, the party won't endorse anyone.

Chicago Alderman Anthony Beale, a candidate and voting ward committeeman, expects that to happen. Beale said of his own candidacy that he has broad support and "a base to build upon."

Jackson resigned from the U.S. House last month, weeks after easily winning re-election despite not campaigning beyond a robocall or being seen publicly in months. He took medical leave in June for treatment of bipolar disorder. His attorneys have also said they are cooperating with federal authorities on an investigation; they have not given details on what it involves.

Jackson's wife, Alderman Sandi Jackson, did not appear at Saturday's meeting and designated someone else to cast her vote.

Trotter said this week he has the support of the official whose vote carries the most weight ? Thornton Township Democratic boss Frank Zuccarelli ? and one other committee member.

Trotter was arrested Dec. 5 when Transportation Security Administration officers discovered an unloaded .25-caliber Beretta handgun and ammunition in a garment bag during routine X-ray screening.

Trotter's attorney says he has the gun for his separate work with a security firm and that he forgot it was in the bag.

Each candidate had five minutes Saturday to make a pitch and faced questions from committee members. Part of that process was open to the public. The committee was to go into closed session to discuss and cast their votes later in the afternoon.

Other candidates include state Sen. Toi Hutchinson, former state Rep. Robin Kelly and former U.S. Rep. Mel Reynolds, whose record includes convictions for fraud and having sex with a minor. Reynolds has said he believes voters will forgive his mistakes.

WASHINGTON (AP) ? House Speaker John Boehner offered Wednesday to pursue a deal with a newly-re-elected President Barack Obama that would raise taxes "under the right conditions" to help reduce the nation's staggering debt and put its finances in order.

The Ohio Republican said raising revenues would be accomplished through economic growth, lower tax rates, fewer tax loopholes and by making the tax code simpler and fairer.

Boehner, speaking a day after the president's clear re-election victory, said House Republicans are asking Obama "to make good on a balanced approach" that also would include spending cuts and address upwardly spiraling government benefit programs.

"Mr. President, this is your moment," Boehner said at a news conference where he congratulated Obama on winning a second term. "We want you to lead. Let's find the common ground that has eluded us."

The speaker noted that during one-on-one budget talks with the president in the summer of 2011, Obama had "endorsed the idea of tax reform and lower rates, including a top rate of lower than 35 percent," the present top rate.

"We're closer than we think to the critical mass needed legislatively to get tax reform done," Boehner said.

He did not specify what loopholes House Republicans might consider trimming. Nor did he take questions.

His comments were generally along the lines of proposals by vanquished Republican presidential nominee Mitt Romney that also were vague on specifics.

Still, the speaker's comments signaled a willingness to enter into talks. He suggested Congress could use its upcoming lame-duck session to get the ball moving on such a compromise.

"We can't solve the problem of our fiscal imbalance overnight," Boehner said. "This is going to take time."

GOP begins search for 'What Went Wrong'

Seeking answers to why their presidential candidate lost the election, the first round of consensus on the right has focused on the Republican need to recalibrate its message to connect with the nation's shifting voting demographics?or, at the very least, acknowledge that the country is changing.

The search for answers about What Went Wrong began almost immediately on election night, a signal that some had already been mulling the possibility of a loss for some time.

"Two obvious lessons so far: It's a different country demographically. And mediocre candidates lose elections," Tucker Carlson, a Fox News contributor and editor in chief of the Daily Caller, posted on Twitter on Tuesday night. He went on to write an essay with Daily Caller publisher Neil Patel, a former aide to Vice President Dick Cheney, about the Republicans' failed attempt to take back the White House.

"The country is changing too fast," Carlson and Patel wrote in their election postmortem. "Most people have the sense that America is different demographically from what it was 20 years ago. But unless they've been reading the latest census data, they have no real idea. The changes are that profound. They're also permanent and likely to accelerate. In order to remain competitive outside Utah, the GOP will have to win new voters, and soon."

According to early data from Election Day, a whopping 75 percent of Latino voters voted for President Barack Obama, an increase from 2008, when the group chose Obama over Sen. John McCain 67 to 31 percent. Obama was also successful among Asian-American voters, who supported the president over Mitt Romney 73 to 26 percent. As expected, Obama won more than 90 percent of the black vote.

"Romney made a conscious decision to blow off Hispanic voters," wrote Red State editor Erick Erickson. "Yes conservatives, we must account for this. The Romney campaign to the Hispanic community was atrocious and, frankly, the fastest growing demographic in America isn't going to vote for a party that sounds like that party hates brown people. That does not mean the GOP must offer up amnesty. It does mean that a group that is a natural fit for the GOP on social issues, must in someway be made to feel comfortable with the GOP."

Long before Tuesday's election, there was a realization among Republicans that the coalitions the party had built and benefited from in years past would no longer be strong enough to win national elections.

"We're nonstarters with these groups. That's what's wrong. It's an? unsustainable coalition," former Virginia Republican Rep. Tom Davis told reporters during a breakfast meeting in September. "We've got to be an open, welcoming party and recognize that we're going to have to broaden our coalition to start winning elections. We are a regional party now.

"If you can't win in these circumstances, what do you do when things are good?" Davis added.

The lack of outreach to minority voters stretched back into the primaries. While Republicans, for instance, campaigned for primary votes in Michigan, a state with the highest concentration of Muslim and Arab Americans, Ron Paul was the only candidate to reach out to those communities. The rest, including Romney, declined to put forth much of an effort. The Republican debates, in which Romney sought to outflank his opponents by tilting to their right on immigration, also may have hurt the Republican candidate among Latinos, who remembered the positions he took only a few months earlier.

Romney himself seemed to realize that Republicans faced a challenge of an expanding Democratic electorate, but he did not seem eager to make efforts to reach it. His secretly recorded comments at an off-the -record fundraiser last spring, in which he told a group of donors that it would be impossible for him to convince "47 percent" of the country to vote for him, were indicative of this fear, which was spreading through the Republican Party.

"There are 47 percent of the people who will vote for the president no matter what," Romney told donors at the time, although the recording of his comments were not made public until Mother Jones magazine unearthed them in September. "All right, there are 47 percent who are with him, who are dependent upon government, who believe that they are victims, who believe the government has a responsibility to care for them, who believe that they are entitled to health care, to food, to housing, to you-name-it."

Others on the right blamed the loss on Romney's lack of conservative credentials. Despite referring to himself during the primaries as "severely conservative," Romney was, after all, a former governor of a liberal blue state with a moderate record. Republicans aligned with the tea party, many of whom held their noses to support Romney over Obama, lashed out at the party for choosing a candidate they never fully supported in the first place.

"What we got was a weak, moderate candidate, handpicked by the Beltway elites and country club establishment wing of the Republican Party," said Tea Party Patriots co-founder Jenny Beth Martin at a postelection press conference in Washington.

Former House Speaker Newt Gingrich, who warned Republicans about supporting what he called a "Massachusetts moderate" during his primary campaign against Romney, called on Republicans to be more inclusive in their voter outreach methods.

"The question is do they want to, in a disciplined way, create a schedule and a program and include people who are not traditionally Republican?" Gingrich said during a Wednesday interview on CNN's "Starting Point With Soledad O'Brien." "The difference between outreach and inclusion, is outreach is when five white guys have a meeting and call you," he continued. "Inclusion is when you're in the meeting."

Show must go on: Broadway plays coming back

Broadway will be back in full force by Thursday, predicts Broadway League Executive Director Charlotte St. Martin. Though the Great White Way stayed dark from Sunday night through Tuesday while New York City braced for Hurricane Sandy, the theater district believes that the time has come to turn on the marquee lights.?

"There is a tradition on Broadway that the show must go on," St. Martin told TheWrap. "It goes to the core of our actors, producers, stage hands and the people who work on Broadway. It's a century old, and it's what we've always done."?

Although the city is still clearing through the debris left by the devastating super storm, St. Martin said that Broadway has not suffered from any of New York's widespread power outages. She added that she believes that the theater business has a civic duty to be up and running as soon as possible after a tragedy, noting that performances resumed two days after the 9/11 attacks at the request of then-Mayor Rudolph Giuliani.

To that end, only two productions will remain dark Wednesday night -- "Mary Poppins" and "The Lion King" -- and that was because producers did not reach enough members of the cast and crew by phone Tuesday to be certain they had a big enough team to mount the major musical productions. Three other shows -- "Evita," "Jersey Boys" and "Scandalous" -- called off their matinees, but not their evening performances.

St. Martin said she has not heard reports from Wednesday's matinees, but was confident that New York City's flooded subway system had not prevented crew members and cast from making it to the theater in time.

"We would not be bringing shows back, if we were not positive critical people will be there," she said. "There may not be as many ushers as usual, but we're all good at finding our own seats, and we would not go on if there were any safety issues."

Broadway theaters will refund or exchange tickets for people who cannot make the shows on account of the weather, St. Martin said. She noted, however, that while many flights and trains have been canceled, preventing out-of-town visitors from catching shows they bought tickets for in advance, there are many tourists who are stuck in the city and would welcome the diversion. The same need for levity applies to the storm-shocked city dwellers, she said.

"This has nothing to do with greed and everything to do with the spirit of Broadway," St. Martin said. "We are here to serve New York and to provide escape from tragedy, even if it's just for a few hours."?

Redskins' RG3 reflects on early accomplishments

ASHBURN, Va. (AP) ? Robert Griffin III sat on a sofa, working the controls of a new video game, the always-present dog tags and fiance's high school ring dangling from his neck. His speech is flush with self-confidence. He is fully aware of what he's done and what he means to the Washington Redskins, just seven games into his career.

He has quickly become one of most dynamic players in the NFL.

"I didn't come in joking," Griffin said in an interview Tuesday with The Associated Press. "I came in working hard. You don't come in showing them all your personality all at one time, because then you can become extremely annoying. So you want to come in and show them, 'Hey, I'm a hardworking guy. Coach brought me here for a reason, to help us win.' And you build that reputation through the preseason games, through practice.

"I've done it through the first seven games," he continued, "and now I don't think there's a player on this team that has any doubt that I'm a leader of a football team, and that every time we step on the football field we have a chance to win, not only because I'm their quarterback, but because they're out there with me.

"It's something you build over time. Kind of like if you're dating a girl: You don't show her everything on the first date."

Then he flashed that million-dollar RG3 smile.

Take his words in black and white, and one could mistake him for a braggart. His tone, however, is analytical, as if the 22-year-old rookie is giving a dispassionate review of his inaugural NFL season even as he is living it.

Griffin has wowed the NFL and brought the Redskins back to life. He leads the NFL in completion percentage and is third in passer rating. He's run for 468 yards ? on pace for more than 1,000 ? and his six rushing touchdown rank second in the league.

Those are just numbers. Just watch one fourth-quarter drive against the New York Giants ? the scramble to get room to complete a fourth-and-10 pass, the 23-yard run, the perfect throw to Santana Moss for a 30-yard touchdown that temporarily gave the Redskins the lead ? and it's easy to conclude that Griffin will make Washington competitive for many years to come.

That's not good enough for the rookie. He wants to win this year. With the Redskins at 3-4 headed into Sunday's game against the Pittsburgh Steelers, he feels he has a shot at making it happen.

"There are guys on this team that don't have three, four years to wait for me to develop, and continue to use the excuse that I'm a young quarterback," he said. "London Fletcher doesn't have that many years. (DeAngelo) Hall is a guy that, based on history, doesn't have a ton of years left in his career, so I wanted them to know that I was going to come in and try to be ready as soon as possible, and I think I've done that. And by no means am I there, and I continue to get better, but I don't hold myself to a rookie-type of mindset.

"If I throw a pick, it's not because I'm a rookie. It's because I made a mistake. That's how I look at it."

If that sounds like a lot of self-belief for someone new to the pros, Griffin has a response: "If you don't believe, who else is going to believe?"

Griffin is fully aware that fans, teammates and family are concerned about his health, especially after he suffered a concussion in a loss to the Atlanta Falcons earlier this month. He promised everyone afterward that he would take better care of himself. Even though his rushing totals have increased in the two games since, he feels he is running for smarter yards.

"I've done the best job of protecting myself in both of those games," he said. "Getting out of bounds, getting down when I have to, and not taking big hits. So if I run for first downs, or run for 90 yards or 80 yards and I'm able to get out of bounds, then it doesn't matter."

The Redskins lost to the Giants, 27-23, despite Griffin's late drive, but it's one of those defeats that perhaps could serve as a psychological springboard.

"There's no moral victories, but we walked out of the game feeling that we won the game, because we did dominate the game. We should have won the game," Griffin said. "We're upset that we lost, but we don't hang our heads saying, 'Man, we went out there and got our butt whipped.'"

Griffin took some time away from football Tuesday to indulge a couple of passions. He was trying out the soon-to-be-released Assassin's Creed III video game, and the game's publisher is featuring him in a painting that's being auctioned off to benefit Rock the Vote.

"I grew up in the military," he said. "I've lived that life. I know that our soldiers are out there fighting for our right to vote and they're out there fighting for other countries' rights to vote. ... Guys have been dying for it, and we have to go out and exercise it."

Griffin is registered in his home state of Texas. He has met President Barack Obama and has challenged the commander in chief to a basketball game, but he declined to state his own political beliefs, saying that race, religion and politics are "three things you don't talk about."

He will talk video games, which he says work better as an offseason hobby.

"It's easier to watch a movie than it is to play a video game during the season, just because you can fall asleep on the movie," Griffin said. "Usually when you play a video game and you get into it, you want to keep playing. That kind of can hurt you during the football season."

That's what I did on the first trip my hubby had to take. My husband had to go away alone not long after D day #2, and what he did was write me one letter for each day he was going to be gone. Some were romantic, some were remembrances, whatever. He gave them to me and told me to open one each day and I did. Most helped, one triggered me though. But it was the thought that meant something - the fact he knew and wanted to help me feel better. He also had written me an 'apology letter' for me to keep with me and read whenever I needed to when I couldn't talk to him. So that helped. He also emailed me his itinerary every day and texted me as much as he could whenever he could. We didn't have a long distance plan, but now we do, so if he was to go away now he would call to say good morning, call on his lunch, talk to me at night. I won't lie, it was REALLY FREAKING HARD. But we got through it and it's only a memory now, and not a particularly bad one.

Now that I?ve returned to work, he?s definitely anxious and really starting to freak out a bit. He has FINALLY agreed to marriage counseling which I?ve been asking him to do for years. Our first appointment is 10/31. Here?s the question (sorry for all of that): I?m traveling this week for a few days for work (this isn?t optional, it?s what pays the bills in our household). He hasn?t said anything directly but I can tell this is really triggering him. What can I do to help with this? I don?t want a big blow up or fight right before I leave and want to make things better for all of us. First off, kudos to you for considering your H's feelings here. If I were you, I would flirt with your H via text as much as possible while you are gone. Call him at night. Share with him what happened during the day, even boring stuff. Engage with him. Tell him you wish he was there with you.

It reminds me of what I used to do when he was gone filming for a month or two at a time and I'd leave romantic cards in his suitcase in various clothing so he'd find them at different times. I usually do call in the morning and evening so I'll ramp that up even more.

I can't personally deal with the triggers and trauma and worry of 'he might be' because he's had too much to drink, and some other woman is giving him an inch. My H seemed to forget he had a wife and family that he apparently loves and wants to remain with, because he drank too much and felt an urge he couldn't put aside. So, from this day forward he will have to spend more time travelling, and no time spending the night away from his home. This will ultimately cause issues, with me and his job.....I do not doubt that. But he messed up and this is the consequence. I don't envy your husband, he will be feeling terrible. If I could give you some advice, don't drink! Text and phone him often as is possible. Be sure to phone last thing at night, no matter how late it gets and first thing in the morning. It might just take the edge of it for him, if you really have. O choice but to go, and he has no choice to go with you.

I try to include hubby as I can but that's gotten exponentially more complicated now with the baby. It's noticeable to not drink so I enlist the help of the bartender to pour me a tonic (no booze) with lime in the SAME glass that they serve alcohol and just sip it along with everyone else. I learned this trick from a friend of mine who's going through the AA program. I know we have lunch meetings schedule with the whole leadership team but I didn't see a dinner. I'll reach out to my boss and see - better to know ahead of time than spring something on hubby unexpected while I'm gone. I actually had the exact opposite situation. I was at a work conference when I found out my wife was having an EA. So the next time I went out of town, it was ME who had the serious triggers. And most people I know behave themselves at out of town events. The cheaters are the exceptions. I nearly had to stay at the exact same hotel, on the exact anniversary of DDay1. Got out of going to that conference again. The biggest issue is simply the separation, whether work, vacation, or family obligation. There are going to be times when you can't be together, and surviving those days is paramount. Strategies for when you are separated need to be addressed and strategized ahead of time. Just ask your H what he needs. Express to him that you'll do whatever it takes, but that these trips are necessary for your job.

Housing activity picking up | Inside Real Estate News

This 14,487-square-foot home at 10 Blackmer Road in Cherry Hills Village is being listed by Fuller Sotheby?s International Realty brokers Linda, Tre and Josh Behr.

Denver area neighborhoods from City Park to Castle Pines Village are seeing big increases in home sales, are selling rapidly and ?are experiencing a record drop in inventory levels, according to an analysis of Metrolist and Genesis Group data, released today by Fuller Sotheby?s International Realty.

?The metropolitan Denver area is positioned to improve as the national economy begins a stronger recovery,? according to the Genesis Group, which tracks the new and resale housing market along the Front Range. ?We forecast 5,500 new production home sales for 2012, approximately a 33 percent increase from the low levels of 2009-2011.?

The market is benefitting from job growth improvements, an upswing in consumer confidence in the Rocky Mountain region and an overall four percent increase in home prices, the first measurable increase in five years, according to the report.

?Tighter inventory and increased buyer demand continues to propel the market in a positive direction,? said James Simpson, a broker associate at Fuller Sotheby?s. ?Across the board we are experiencing a shorter time frame for homes on market. All indicators suggest this will continue into 2013 and beyond.??Not all price points are reacting in the same manner but the high-end of the market should begin to see the increased activity that the lower price points have been enjoying this year.?

In the third quarter, Denver showed a 33 percent decrease in days on market when compared to this time last year, according to FSIR.

In addition, there has been a rise in average single family and condo prices throughout the metro, up 12.4 percent.

After a dry spell for Castle Pines Village,?marked by anemic sales, the area is now up 38.9 percent in number of properties sold when compared to third quarter year to date totals of 2011.

City Park demonstrated positive signs of growth with a 41 percent decrease in average days on market and a 47.8 percent increase in properties sold.

Downtown Denver condos have seen an upsurge as well with a 32.8 percent decrease in number of days on market and a 29.3 percent increase in properties sold.

The single-family and condo market is continuing to show solid strength into the fourth?quarter. Downtown and surrounding neighborhoods are statistically up about 10 percent in three major categories, the report shows.??They include average sales price, average price per square foot and the volume of homes sold.

?Our inventory is 31 percent less than it was a year ago, however that has improved from earlier this year when it was more than 40 percent less than the prior year,? said FSIR broker associate Steve Blank.

?Activity has slowed slightly from the summer, but showings are better than a year ago and open houses in the more central neighborhoods are extremely active,? Blank said. ?We are also starting to see in-fill projects coming off the drawing boards and construction improving with a few new units hitting?the market.?

Strong markets such as Washington Park and Platt Park are becoming even stronger, according to FSIR broker associate Casey Miller.

?In looking at two of Denver?s most active neighborhoods, Washington Park and Platt Park, you can clearly see that we?re dealing with a perfect storm here in Denver,? Miller said.? ?While it is frustrating for many trying to buy and move into these neighborhoods, the sellers once again have the upper hand.? It is without a doubt an excellent time to sell.? We?re experiencing potentially record-breaking declines in days on market, down 39 percent in West Washington Park. On a price per foot basis, East Washington Park is acting a bit more stable year over year, while Platt Park and West Wash Park have performed exceptionally well and are up over seven percent on a price per foot basis from last year. It?s safe to say that prices continue to increase, up almost 10 percent from 2011, in both of these mature neighborhoods which will always be a core of Denver?s active lifestyle.?

The Boulder area also is showing similar signs of growth.

Except for the Newlands, northeast and northwest Boulder, most neighborhoods are experiencing a significant decrease in days on market, especially in Central Boulder and University Hills where average number of days on market decreased over 34 percent since 2011.

Areas with the greatest increase in property sales include Niwot up 45.6 percent, Northwest Boulder up 46.1 percent, and Northeast Boulder up 40 percent.

?I am personally twice as busy as I was this summer,? said FSIR broker associate Carrie Host. ?No signs of slowing down at all.?

Although Evergreen isn?t seeing drastic drops in number of days on market, property sales have risen in most areas.

Genesee is up by 30 percent compared to 2011, while Evergreen Meadows, Shadow Mountain, and Soda Creek have more than doubled the number of property sales since 2011.

?I think most of the purchasing in the Evergreen regional market is from pent-up demand,? said FSIR broker associate Kerry Endsley. A new price point was achieved this year in south Evergreen, $3.5 million; most ever paid for a single-family residence in South Evergreen.

Previous high sake price point was $2.6 million from four years ago. The real estate market improvement in select parts of metro Denver is significantly better than Evergreen, which should get the positive ripple effect from Denver in about two years.?

With the significant decrease in days on market throughout the region, and an increase in number of properties sold compared to one year ago, experts say the market is positioned for continued growth well into 2013.

Thinking of paying old debt? First, look at your whole financial picture

I have an unpaid credit card, and I wanted to know if it is better to just settle for paying half or pay in full with interest and late fees? Does it make a difference on my credit history? Thank you. -- Juan

Dear Person,
The majority of the damage to your credit history and score was done when you stopped paying on the account. Regardless of how you decide to pay the account now, the fact that the account went unpaid will continue to negatively affect your credit. With that said, future lenders will want to see that you eventually paid what you owed on the account, in full or in part.

Lenders, landlords, employers and insurers use your credit history as a tool to help determine the risk of doing business with you, renting to you, hiring you and insuring you. So far, we don't have a reliable tool to help us see into the future, so we use the tool we have and that is to review history. We can't know the future, but we can know the past, and the likelihood that a person will default on his or her loan increases if she or he has done so in the past.

A mistake I believe many people make when it comes to personal finance is that they worry more about how a certain action will affect their credit score than looking at how the action will affect their overall financial situation. For example, you ask if you should settle the account for half or pay the full amount. From the narrow perspective of how it would affect your credit, it would be better to pay the full amount. Interested parties would like to see that you eventually made good on your promise to pay and paid all that you owe.

But if you back up and take a look at your entire financial situation, other things should be considered. Do you have an emergency savings cushion (six to 12 months' living expenses)? Will settling the account for half of what is owed cause you to be late on other monthly payments? Are you currently behind on payments to any other accounts? Can you afford the tax bill if the forgiven amount, once you settle the account, is more than $600?

For illustration purposes, let's say you need $5,000 to settle your account and you have the money to do so. I encourage you to take a look at your overall financial picture to determine how best to use the money to benefit your situation in both the short and long term. Settling the account many be the best way to move forward financially, even if it may not be the best move for your credit. Likewise, paying what you owe in full over time may be best. You could then save some of the $5,000 in your emergency savings account and make up late payments on some other accounts if necessary. If you need help sorting through these decisions, consider contacting a nonprofit credit counseling agency. ?

However you decide to pay the account, your unpaid credit card account will negatively affect your credit less and less as time goes by and the more positive information you add to your credit report each month.
